WHO CAN REQUEST INSTALLMENT SUSPENSION
The initiative is aimed at those who have experienced one of the following events in the three years prior to the request:
- Employees whose employment has ended and who are currently unemployed;
- Employees who have experienced a suspension or reduction in working hours for at least 30 consecutive days and are currently in a state of suspension or reduction;
- Borrower’s death;
- Individuals recognized as having a severe disability under Article 3, paragraph 3, of Law No. 104 of February 5, 1992, or with a certified civil disability of at least 80%.
FOR WHICH TYPE OF MORTGAGES
Individuals natural persons are eligible for the benefits if, at the time of submitting the application, they hold a mortgage for the purchase of a residential property intended as their primary home and meet the following requirements:
- ownership title of a property (located within national territory) used as a primary residence, which does not possess luxury characteristics (i.e., the property must not fall under cadastral categories A/1, A/8, or A/9).
- holding a mortgage (including securitized loans) with a disbursed amount not exceeding €400,000 for the purchase of the residential unit mentioned above. It’s also possible to suspend a mortgage agreement for renovation or liquidity, provided that the contract also includes the purchase of the primary residence. In the case of a portability mortgage, the amount limit must be verified against the sum disbursed through the active subrogation process.
The person requesting the suspension must be both the owner of the property and the holder of the mortgage. In the case of a joint mortgage, it is sufficient for this condition to apply to just one of the borrowers.

FOR HOW LONG IT IS POSSIBLE TO SUSPEND THE INSTALLMENT
Mortgage installment suspension can be requested no more than twice, for a total maximum duration of 18 months.
In the case of suspension or reduction of working hours, the benefit can be used as follows:
- 6 months, if the suspension or reduction of working hours lasts between 30 and 150 consecutive working days;
- 12 months, if the suspension or reduction of working hours lasts between 151 and 302 consecutive working days;
- 18 months, if the suspension or reduction of working hours lasts more than 302 consecutive working days.
At the end of the suspension period, the Fund will pay 50% of the interest accrued—during the suspension—on the outstanding mortgage balance. The remaining 50% will be borne by the client.
Once the suspension ends, the original mortgage repayment schedule will resume, with its duration extended by a period equal to the length of the suspension.
The client may request to terminate the suspension and restart regular repayment at any time.
No fees or administrative costs will be applied for the suspension, and no additional guarantees will be required.
EXCLUSIONS
The request for suspension cannot be made for loans that:
- have a payment delay of more than 90 consecutive days at the time the application is submitted by the borrower, or for which the expiration of the benefit of the term or termination of the contract has occurred—including via formal notice—or if a third party has initiated foreclosure proceedings on the mortgaged property;
- benefit from public subsidies, except for loans granted through the first home purchase Guarantee Fund managed by Consap S.p.A.;
- are covered by insurance policies for the risk of events triggering suspension, provided that such insurance guarantees reimbursement of at least the installment amounts subject to suspension and remains valid during the suspension period.
